For the first time since 2019, Airstreams rolled into Eaton Rapids on October 2nd with the return of Urban Air®, bringing with it a gleaming parade of aluminum trailers, nostalgic charm, and community pride. The weekend that followed seemed like a dynamic summer festival with unseasonably warm weather and an abundance of events including live music, an art fair, a quilt show, a community market, the “Pimp Your Blimp” contest, scavenger hunts, an Island City Wine Walk, Autumn on the Island activities, the Grand River Color Tour Triathlon, and even more attractions that coincided with the “Wake Up Downtown” event.

A WARM WELCOME BACK

The City of Eaton Rapid and Eaton Rapids DDA, along with many volunteers and area businesses, hosted and organized the event. The theme for 2025, “Back to the Future,” celebrated the 40 year anniversary of the 80s classic and suited the 101 airstreamers perfectly. Rows of mirror-bright trailers, many decorated to tie-in with the time-travelling theme, stretched down Main Street with their futuristic curved shells reflecting the vintage brick buildings.

Owners came from across Michigan and as far away as Florida, Texas, and Ontario. Some had attended Urban Air years ago and couldn’t wait to return. Others had heard about the event through Airstream Club International and wanted to experience the renowned small-town hospitality firsthand.

Main Street transformed into a neighborhood and extended hospitality. Airstream owners set up lawn chairs and awnings, swapping stories with passersby. Local residents mingled freely, welcomed into the “silver city” that had sprung up overnight. With expanded hours, shops offered Airstream-themed specials and restaurants rolled out seasonal menus. Food trucks filled the side streets, there was a community breakfast at the First Congregational Church, and the Rotary served a Chicago-style Italian Beef dinner.

Live music carried through downtown each night. On Main Street, several street artists played and the entertainment and beer tent on Hall Street featured a variety of mid-Michigan performers. Thursday night opened with Twilight Memories Big Band, an 18 piece orchestra celebrating its 25th year of performing. Rod Villarreal and Universe Band brought their unique sounds to the stage Friday night. The four Saturday night acts included Eaton Rapids own Thick ‘N Thin, country artist Justin Judge, alternative and classic rock band BlueSkye, and the Kevin Wolff Band from Concord, Michigan.

“We are excited that Urban Air made a return to Eaton Rapids after a 6-year hiatus. When Covid hit in 2020, we knew we couldn’t have the event and it was a good time to put it on hold since the last few years had been lower in camper turnout,” said Pamela Colestock, Mayor for the City of Eaton Rapids. “It wasn’t until last year when the Urban Air organizer, Kirk McKellar, asked us if we were ready to give it another try, and we were happy to say yes. It was also time for us to make this a community event with a lot of fun activities, so it wasn’t just about the campers, but more of a fall festival that featured the airstream campers.”

THE SPIRIT OF URBAN AIR

Airstreamers are a unique community — part hobbyists, part historians, and part wanderers. Trailer doors often sport decades’ worth of destination stickers. Some rigs display badges from every state they’ve visited, while others feature custom emblems marking rallies and caravans they’ve attended every year. Many have lovingly restored their trailers from the 1950s and ’60s, preserving original cabinetry, upholstery, and appliances. Others are modernized with solar panels, Wi-Fi, and sleek interiors, blending mid-century design and 21st-century comfort.

Urban Air offers them something rare: a chance to park those stories side by side. Each day you could hear laughter between neighboring campers and the rhythmic hum of conversation echoing off the aluminum shells. Many trailers host open houses, allowing visitors to walk through their vintage to modern models.

THE GRAND RIVER COLOR TOUR TRIATHLON

Saturday morning, the focus shifted from polished aluminum to paddles and pedals as the 5th Annual Grand River Color Tour Triathlon set off along the riverbank. Athletes launched their kayaks into the Grand for a 2K paddle, transitioned to a 15-mile bike ride, and ended with a 5K run, crossing the finish line in a cloud of brilliant color.

The unique triathlon drew seasoned competitors. Other participants chose to only run in the 5k or to complete the triathlon as a relay team of three. Many Airstreamers lined the race course to cheer on the athletes and in the final leg
runners dashed through bursts of powder and applause.

AUTUMN ON THE ISLAND

Vibrant color powder could still be seen on the footbridge at G.A.R. Island Park, as Autumn on the Island commenced, bringing its own family-friendly counterpoint to all the excitement downtown. From 1:00 p.m. to 4:00 p.m. Saturday, families strolled between shops downtown and activity stations beneath the park’s trees. The Eaton Rapids Area Chamber of Commerce sold punch cards for $20 that included all the fun fall activities such as painting pumpkins, cooking s’mores over a campfire, and decorating witch hats. Kids enjoyed getting their faces painted while snacking at the caramel apple bar and cookie crawl.

“Autumn on the Island offers a fun, family-friendly way to celebrate the season with a variety of fall-themed activities throughout downtown Eaton Rapids,” said Bryonna Barton, Director of the Eaton Rapids Area District Library. “The event highlights community spirit, with local businesses joining in by offering special treats, featured drinks, and interactive stations that make the afternoon both festive and memorable. It’s a great example of how Eaton Rapids comes together to create something special for families and visitors alike.”

SCAVENGER HUNTS, CONTESTS & MORE

The PIMP YOUR BLIMP™ contest — an Urban Air staple — brought laughter and creativity to another level while benefiting a local charity. Airstreamers decked out their trailers in theme-focused decor. Many wore costumes from Marty McFly and Dr. Emmett Brown to supporting characters like Lorraine Baines McFly and Principal Strickland.

Airstreamers Gary Flint and Tom Diamond hosted the prom scene Under the Sea, complete with a bubble maker and period music parked in front of City Hall close to Urban Air Square and the Delorean. They also participated in Saturday’s scavenger hunt, with a giant match stick at their rig being an item participants needed to find.

“Our Airstream is a 2018 Globetrotter and was my retirement gift. We came from Columbus Ohio for this event and have traveled as far as Rock Springs Wyoming in our trailer,” said Flint as he showed off destination stickers affixed to their open door.

With so much happening over the long weekend, it was impossible to catch it all — but there truly was something for everyone. Highlights included a Bluey party and story time, art and quilt shows, a community photo contest, a historic walking tour, a free fall and winter clothing giveaway, a ukulele festival, a community market, and a kids’ zone.

Several local landmarks joined in the fun, opening their doors for visitors and special activities, including the G.A.R. Museum, Eaton Outdoor Recreation Center, Eaton Rapids Senior Center, and Miller Farm. Together, they added depth and discovery to a weekend already overflowing with creativity and connection.

A TOAST TO DOWNTOWN

Another standout of the weekend was the Island City Wine Walk, which began Friday at 5:00 p.m. Downtown shops and restaurants welcomed guests to enjoy six wine tastings across eight locations, each thoughtfully paired with a small bite. Stops along the route included Ackley-Peters-Haubert Insurance, Craft Co., Darb’s Patio, Fosters Coffee, the G.A.R. Museum, Las Flores, Mooville, and Rooted Salon. The stroll offered the perfect blend of flavor and fun, encouraging visitors to explore, mingle, and savor the evening while getting to know each local business.

ECONOMIC SPARK & SHARED EFFORT

Between airstreamers and an influx of spectators, families, and athletes, Eaton Rapids saw one of its busiest weekends on record. It took the combined effort of the Eaton Rapids DDA, Chamber of Commerce, city staff, and local sponsors to bring all these events together for one cohesive weekend.

“Urban Air was truly a community-wide effort. The original planning committee included more than 20 community volunteers who spent over a year, meeting monthly, to organize every detail — from evening entertainment and daily activities to sponsorship, marketing, and the Urban Air Art Fair,” said Corey Cagle, Director of Parks, Recreation and Events for the City of Eaton Rapids. “Another 20 to 30 volunteers joined in during the event itself, managing the Urban Air Event Tent, Beer Tent, Kids Zone, Triathlon, and more. City staff from every department, as well as the City Council, went far beyond their regular workload to help bring it all to life. It’s a great example of how Eaton Rapids comes together to bring something so special to our community.”

REFLECTIONS OF COMMUNITY

Throughout the weekend, Eaton Rapids showed its heart. From the Airstream owners who opened their doors for curious visitors, to the athletes cheering one another through the final leg of the triathlon, and the families sharing fall fun on the island, it was a vibrant community in motion. As the colorful powder settled along the river path, and the last trailer rolled out, one impression remained clear: the Island City had never looked, or felt, more awake and alive.

Freeze-thaw cycles, heavy snowfall, and humidity all affect the lifespan of materials. What holds up in a dry southern climate may wear more quickly in Mid-Michigan.

Use Your Home Inspection as a Starting Point

When you bought your home, you likely received a professional home inspection. Many people set this report aside after the closing process, but it’s actually one of the most useful tools you have. That report tells a story about your home’s condition at the time of purchase. It includes the estimated age of major systems like your roof, furnace, and water heater, and often points out areas to watch.

Instead of treating it as a checklist for immediate repairs, think of your inspection report as a long-range maintenance guide. Look for notes like “monitor,” “showing signs of wear,” or “near the end of its lifespan.” Those clues help you plan what needs attention in the next five to ten years, and what might come up further down the road.

Think in Timeframes, Not Just Tasks

Some home projects are monthly or seasonal, but others show up on a longer cycle. By understanding when certain components of your home typically need replacement, you can avoid being caught off guard. You can also budget ahead for the bigger expenses that come with the aging of your home. While not exhaustive, the list below includes many of the larger maintenance items that arise over the long term. Be sure to check with your home inspection report or with local home services professionals for advice unique to your home.

Every 3 to 5 Years

Refresh mulch beds and amend compacted garden soil

Trim or reshape mature trees to prevent storm damage and maintain structure

Reseal decks and porches, especially wood surfaces

Touch up exterior paint on trim, doors, and other exposed areas

Inspect and touch up garage doors and thresholds

Every 5 to 10 Years

Reseal asphalt driveways

Repaint or restain wood siding and trim

Replace water heater

Refresh weather stripping and caulking

Refinish hardwood floors

Replace aging shrubs or perennials that have outgrown their space or lost vigor

Regrade yard or lawn areas where settling, erosion, or poor drainage develops

Remove invasive or dying trees that pose a risk to the home or utility lines

Every 10 to 20 Years

Replace roof shingles

Upgrade furnaces and air conditioners

Replace older windows

Repair or replace gutters

Replace major appliances

Within 20 to 30 Years or More

Replace original siding

Update plumbing or electrical systems in an older home

Address foundation or structural issues if needed

Replace or repair septic systems

Invest in major hardscaping updates such as patios, retaining walls, or walkways

Don’t Overlook Tree Maintenance

Landscaping often gets attention in the first few years of homeownership, but mature trees deserve special consideration as part of your long-term maintenance plan. Especially in Mid-Michigan, where storms, wet soil, and rapid tree growth are common, regular tree evaluations should be a part of your home maintenance schedule.

“Tree care isn’t just about reacting after damage is done — it’s about planning ahead,” said Justin Brummette, owner of Big Kid Tree Worx. “A tree that’s too close to a structure, showing signs of decay, or suffering from poor drainage can become a costly hazard. In Michigan’s fast-growing conditions, trimming every few years is essential.”

Brummette also notes that removing one tree can change the wind dynamics on your property. “Removing a tree might expose others to winds they’ve never faced before, so smart removal and maintenance matters. And if a tree does fall on your roof, insurance won’t step in until it’s gone and the roof is visible. So, act quickly, remove the tree, and get the roof tarped before more damage is done.”

It’s smart to schedule professional inspections and not delay when a tree is showing signs of distress. Proactive maintenance is always more affordable, and less stressful, than emergency removal after a storm.

Budgeting and Planning Ahead

Experts often recommend that homeowners set aside one to three percent of their home’s value each year for maintenance. One percent may be sufficient for newer homes or those in excellent condition, while older homes or those with deferred maintenance may require more than three percent.

Having a long-term maintenance fund can help you handle big expenses like a new furnace or roof without added stress. It also allows you to take care of things on your own timeline rather than waiting until something breaks.

Use the Right Materials and Methods

Proper maintenance isn’t just about keeping things clean or in working order. It’s also about using the right materials and following recommended care instructions. These choices can make future remodeling projects smoother and help you avoid costly surprises later.

“I highly recommend people to not use Murphy’s Oil Soap to clean their hardwood floors. Stick to the properly formulated wood floor cleaners,” said Nik Morehouse, owner of Morehouse Improvements LLC. “Contaminants from using the wrong cleaners can wreak havoc on the results when you have them refinished.”

Using the wrong products — like interior paint on exterior trim or construction adhesive in place of proper caulk — may seem minor, but they can cause long-term issues. Over time, these materials may peel, crack, or fail to hold up under changing conditions. Choosing the right products from the start helps protect your home and can save time, frustration, and money when it’s time to remodel.

Pride in a Home Well Cared For

A well-maintained home is more than a financial asset. It’s a place that feels safe, grounded, and comfortable. Planning ahead for long-term maintenance helps protect that feeling, while also preserving the structure and systems that keep your home running smoothly.

This approach is about being thoughtful, prepared, and proud of the way you care for your space. That includes using the right materials for the job, following proper guidelines, and making choices that support your home’s long-term health. You don’t need to tackle everything at once. Focus on what matters most right now, use your inspection report as a guide, and check in with your plan each year. The care you invest today helps your home remain strong, efficient, and inviting for many years to come.

Cost-Effective Projects Buyers Will Love

The real estate market in 2026 is predicted to be both exciting and competitive, with buyers looking for homes that are not only move-in ready but also offer value and charm. For homeowners preparing to sell, making strategic, cost-effective upgrades can significantly enhance your property’s appeal and ensure a strong return on investment (ROI). Buyers tend to make decisions based on emotion and practicality, so it’s crucial to strike the right balance between aesthetics, functionality, and value.

From enhancing curb appeal with simple landscaping to refreshing your kitchen and bathrooms with budget-friendly updates, these projects are certain to make a big impact. Modern flooring, energy-efficient improvements, and opening up spaces can make your home feel more inviting. A fresh coat of paint, updated lighting, and strategic staging will further elevate your home’s appeal, ensuring it’s market-ready and irresistible to potential buyers.

First Impressions Matter Most

Imagine pulling up to your home for the first time. What do you notice? The curb appeal is your home’s handshake — it’s the first thing buyers see and often sets the tone for their entire tour. Enhancing your exterior doesn’t have to mean major landscaping overhauls. Start with the basics depending on the season, like mowing the lawn, raking leaves, or keeping the snow shoveled. Keeping the outside neat and tidy creates a lasting first impression.

In spring and summer, plant colorful flowers, add native plants that require minimal upkeep, and freshen up garden beds with mulch. Ideas you can do year round to add inviting touches include: installing solar-powered pathway lights, painting the front door a welcoming color like navy blue or deep red, and replacing worn-out house numbers or mailboxes. Freshly painted shutters and trim can also enhance the overall appearance of your home, making the exterior look well-maintained and polished. These affordable updates invite buyers to step inside and can deliver a high ROI.

“People become blind to small repairs that need to be made around their home, such as torn weather stripping around a garage door or chipped and peeling trim,” said Steven Eyke, owner at LaFollette Custom Homes. “Walk through your home with a fresh set of eyes. Have a friend visit who hasn’t been over for awhile and have them point out things that need fixing or updating.”

The Heart of the Home

Buyers love kitchens — it’s the space where families gather, meals are shared, and memories are made. But kitchen renovations don’t have to mean tearing everything out and starting fresh. Focus on smaller, impactful updates:

• Cabinet Facelift: Repaint cabinets in a fresh, neutral color like white or light gray and replace hardware with modern handles or knobs

• Backsplash Upgrade: Install a timeless subway tile backsplash or a budget-friendly peel-and-stick option for a quick refresh

• Fixture and Appliance Refresh: Swap out old faucets, light fixtures, or even a dated range hood with sleek, modern alternatives

These updates can give your kitchen a whole new look without the hefty price tag. Also doing a thorough job cleaning, decluttering, and organizing can make your kitchen more appealing to potential buyers.

“Open the refrigerator, microwave oven, and cupboards, and make sure they are clean. People want to know a home was well taken care of,” said Amy Kruizenga, realtor at Vision Real Estate. “A house that is neat and clean, first and foremost, sells.”

Relaxing Retreats

Bathrooms are second only to kitchens in importance to buyers. Simple touches that are cheap and easy to make, only requiring a bit of elbow grease, and can create a clean, relaxing atmosphere.

Brighten up tile and bath room fixtures by cleaning or replacing caulk and existing grout lines. Replace your towel bars and install modern faucets and showerheads. Add a spa-like feel by replacing an old mirror with one framed in wood or metal. Replace dim lighting with energy-efficient LED lighting above the vanity. Creating a fresh, updated bathroom can make your home feel more luxurious without requiring a full remodel.

Say Goodbye to Carpets

Flooring has a major impact on how buyers perceive a home. Current buyers are drawn to durable, eco-friendly options like luxury vinyl plank (LVP) or engineered hardwood. These materials are affordable, stylish, and easy to maintain — ideal for busy families or pet owners.

If you’re dealing with worn-out carpets, consider replacing them in key living areas with updated flooring options. Even refinishing hardwood floors can provide an excellent ROI, making your home feel fresh, modern, and move-in ready.

Appeal to the Eco-Conscious Buyer

As sustainability continues to dominate conversations, energy efficiency is no longer a “nice-to-have” but a must-have for many buyers. Making your home greener can be as simple as sealing windows and doors to prevent drafts, upgrading to a smart thermostat, and replacing old lightblubs with energy-efficient LEDs.

For a bit more investment, consider adding attic insulation or upgrading to Energy Star-rated appliances. Not only will you attract environmentally conscious buyers, but you’ll also be able to highlight lower utility costs — an attractive feature for any homeowner.

Create Open and Functional Spaces

Buyers are looking for homes that feel spacious and versatile. If your home has small or awkward rooms, consider opening things up by removing non-load-bearing walls to create an open-concept living area. Rearrange furniture to maximize flow and natural light. Stage spaces like a home office or gym to demonstrate their potential. Even small changes, such as decluttering and removing oversized furniture, can transform a room and make it feel larger.

Illuminate the Possibilities

Never underestimate the power of paint and good lighting. A freshly painted, neutral-color can make any space feel larger, cleaner, and more inviting. Popular and versatile shades include warm whites, soft beiges, and gentle grays. These hues not only appeal to a broad audience but also allow buyers to envision their personal style in the home.

Bright, well-lit spaces feel more welcoming and spacious. Replace dim or outdated fixtures with modern designs and add smart bulbs or dimmers for versatility. Provide additional lighting in key areas like the kitchen, bathrooms, and living room to showcase your home.

Declutter, Clean, and Stage for Success

Perhaps the most cost-effective way to prepare your home for sale is to declutter, deep clean, and stage it to highlight its best features. Remove personal items, excess furniture, and anything that might distract from the home’s potential.

Hiring a professional stager can be an excellent investment, but do-it-yourself staging with carefully chosen furniture and decor can work just as well. Make each room feel functional, inviting, and ready for buyers to imagine themselves living there.

“Everyone runs out of time and has a list of projects that they want to get done before putting their home on the market,” said Kruizenga. “By contacting a real estate agent early in the process, you can make better decisions about where your effort and money will make the most sense.”

What Buyers Want

This year, buyers are looking for homes that feel modern yet timeless, eco-friendly, and adaptable to a range of lifestyles. Showcasing spaces that are functional, energy-efficient, and move-in ready is key to making a strong impression. Having a friend who can give you an honest opinion of repairs that need to be done and working with a real estate agent early in your process can help you decide where to focus your time and attention.

Selling your home in 2026 doesn’t have to mean pouring thousands of dollars into renovations. By focusing on strategic, cost-effective updates, you can create a home that buyers will fall in love with while maximizing your ROI. With a little effort and a clear plan, your home will stand out in the competitive market and have buyers lining up to make an offer.

Owning a home is a dream for many, and turning that dream into reality requires careful planning and smart financial decisions. Financing your first home can be a complex process, but with the right knowledge and steps, you can navigate the journey with confidence. In this article, we’ll walk you through the essential steps to make your homeownership dreams come true.

Step 1: Assess Your Financial Health

Before you dive into the world of mortgages and loans, it’s crucial to assess your current financial situation. Start by reviewing your credit score, as it plays a significant role in determining your eligibility for a mortgage and the interest rates you’ll be offered. Obtain a credit report from a reputable agency and address any discrepancies or issues.

Next, calculate your debt-to-income ratio, which is the percentage of your gross monthly income that goes toward paying debts. Lenders often use this ratio to evaluate your ability to manage monthly payments. Aim for a ratio below 43%, as it is generally considered a healthy benchmark.

Step 2: Set a Realistic Budget

Once you have a clear understanding of your financial health, establish a realistic budget for your home purchase. Consider your current expenses, future financial goals, and potential changes in income. Your budget should not only cover the mortgage but also factor in property taxes, homeowners’ insurance, maintenance costs, and potential homeowners association fees.

Take advantage of online calculators to estimate monthly mortgage payments based on different loan terms and interest rates. This will give you a better idea of the price range you can comfortably afford.

Step 3: Save for a Down Payment

One of the most significant financial hurdles for first-time homebuyers is the down payment. While some loan programs allow for lower down payments, saving as much as possible can open up more options and reduce the overall cost of your mortgage.

Experts recommend aiming for a down payment of at least 20% of the home’s purchase price to avoid private mortgage insurance (PMI) and secure better loan terms. Create a dedicated savings account for your down payment and explore government programs or employer-sponsored assistance that may help you save more efficiently.

Step 4: Explore Mortgage Options

With your finances in order and a down payment in the works, it’s time to explore mortgage options. There are various types of mortgages, each with its own advantages and considerations. Common options include fixed-rate mortgages, adjustable-rate mortgages, FHA loans, and VA loans.

Compare interest rates, loan terms, and closing costs from different lenders to find the best fit for your financial situation. Don’t hesitate to consult with mortgage professionals who can provide personalized advice based on your needs.

“Our primary focus is on education. We can evaluate your financial circumstances early in the process, discuss how to enhance your credit, and help you select the most suitable mortgage option,” said Kaitlyn Beno, a Mortgage Loan Originator at Fifth Third Bank. “Many people don’t have a 20% down payment, and while there are various programs available to assist, our role is to guide you in choosing the mortgage that best fits your specific needs.”

Step 5: Get Pre-Approved

Once you’ve identified a suitable mortgage option, seek pre-approval from your chosen lender. This involves providing detailed financial information and undergoing a credit check to determine the maximum loan amount you qualify for.

“Obtaining a pre-approval letter not only strengthens your position when making an offer on a home, but it also clarifies your budget, ensuring you focus on homes within your financial reach,” said Beno. “It’s crucial to avoid spending time considering properties that are beyond your budget.”

Step 6: Find the Right Home

Armed with a pre-approval letter and a solid understanding of your budget, you can start the exciting journey of finding your dream home. Work with a real estate agent who understands your preferences, and explore neighborhoods that align with your lifestyle and future plans.

Consider the long-term aspects of a property, such as its resale potential, school districts, and proximity to essential amenities. Don’t hesitate to attend open houses, ask questions, and gather as much information as possible before making a decision.

Step 7: Putting in an Offer

When buying a home, making your offer stand out to sellers is crucial, especially in competitive markets. It can be discouraging when houses are selling for thousands of dollars over asking price and many are all cash offers. Even if you don’t have cash, but are preapproved for a mortgage, there are other ways to strengthen your offer.

“You might waive contingencies like the home inspection, be flexible on closing dates, or give more earnest money,” said Stacee Robison, a Realtor with Keller Williams Realty. “Some more creative ways include an escalation clause or an appraisal gap guarantee.”

An escalation clause in your offer can automatically increase your bid in response to competing offers, ensuring you don’t overpay yet remain competitive up to a maximum limit. Additionally, including an appraisal gap guarantee is a commitment that you will cover any difference between the offer price and a lower appraised value, providing reassurance to sellers that the sale will proceed as planned. Using these strategies can significantly enhance your offer’s attractiveness to sellers, potentially making the difference in securing your dream home.

Step 8: Navigate the Closing Process

Once you’ve found the perfect home and your offer has been accepted, it’s time to navigate the closing process. This involves finalizing the mortgage, completing a home inspection, and ensuring all necessary paperwork is in order.

Review the closing costs carefully and be prepared to cover expenses such as attorney fees, title insurance, and property taxes. Work closely with your real estate agent and mortgage lender to ensure a smooth and successful closing.

Homeownership Awaits

Financing and buying your first home may seem like a daunting task, but with careful planning and the right steps, you can turn your homeownership dreams into reality. Assess your financial health, set a realistic budget, save for a down payment, explore mortgage options, get pre-approved, find the right home, put in a competitive offer, and navigate the closing process. By following these steps, you’ll be well on your way to unlocking the door to your dream home and enjoying the many benefits of homeownership.

Eaton Rapids, also known as “The Only Eaton Rapids on Earth” or the “Island City”, is nestled between the banks of the Grand River to the east and Spring Brook to the west. This picturesque spot boasts a rich history and stunning natural beauty. With the completion of the G.A.R. Island Park Improvements in 2022, Eaton Rapids not only preserved a cherished landmark but also enhanced and connected G.A.R. Island Park to Mill Pointe Park with a riverwalk, creating a community treasure.

Brimming with recreational opportunities and natural beauty, the riverfront beckons residents and visitors alike. Moreover, it serves as a testament to Eaton Rapids’ commitment to environmental stewardship and sustainable development.

“We are so proud of the work the city and community partners have put into restoring this historic park and in enhancing our downtown riverfront,” said Pam Colestock, Mayor of the City of Eaton Rapids. “The island is being utilized more than ever with the new playground and fishing piers. And, the City and community organizations are having more events on the island, like summer music and movies in the park.”

The riverfront in Eaton Rapids, marks the downstream end of the Upper Grand River Watershed, which starts in northern Hillsdale county and ends just north of the city. The Upper Grand River Watershed is a sprawling region spanning roughly 700 square miles and boasting over 390 miles of river.

Eaton Rapids has long recognized its pivotal role in this watershed and joined forces with the Upper Grand River Watershed Planning Initiative Steering Committee. Together, they crafted a comprehensive management plan aimed at safeguarding the river’s health and vitality. With input from various stakeholders and agencies, including county and state regulators, Eaton Rapids aimed to create holistic, sustainable solutions.

Eaton Rapids formed a partnership with the Eaton County Drain Commissioner (ECDC) and the Michigan Department of Environmental Quality (now Michigan Department of Environment, Great Lakes & Energy, or EGLE), leveraging resources for public education, planning, and project execution. This collaborative effort produced the Watershed Management Plan, outlining recommended Best Management Practices (BMPs) tailored to the region’s unique needs.

The city also maintains the Eaton Rapids Area Parks and Recreation Master Plan and the Eaton Rapids River Recreation Master Plan. The City’s planning efforts have enabled it to receive several successful funding opportunities, which have included partnering with the ECDC, EGLE, area schools, local organizations, the Eaton County Conservation District, and MDOT.

The G.A.R. Island Park improvements are the result of this forethought in planning and forming partnerships. Granted by the Michigan Economic Development Corporation (MEDC), the project started in late fall of 2020 with a 3 million dollar Community Development Block Grant, and 700 thousand dollars in matching funds from the city.

The project tackled rehabilitating G.A.R. Island Park’s deteriorating seawalls, bridges, and pathways. This two-acre haven has been a local favorite since it was bought by the City back in 1897, but needed enhancing with accessible, ADA-compliant pathways and bridges. Playground upgrades, boardwalk installations, and environmental enhancements rounded out the ambitious endeavor.

Summary of G.A.R. Island Park and Riverfront Improvements

Throughout design and construction, Eaton Rapids navigated complex logistics with the support of partners like ECDC and EGLE. Environmental considerations remained paramount, ensuring minimal disruption to the river ecosystem. Regular communication and coordination among project stakeholders ensured smooth progress and successful outcomes.

Here is a brief summary of the completed Improvements:

Spruced up about 1,000 feet of the old, worn-out concrete seawall surrounding the island, by installing new steel sheet piling with a concrete capped border, giving it a fresh look and adding extra protection against erosion and floods.

Replaced the badly deteriorated steel beam East Pedestrian Bridge, which was originally built in 1960. The new 2-span prefabricated steel truss bridge features an ADA-compliant fishing and observation platform at the center pier and provides improved flood relief capacity during storm events. The concrete approach at the east end of the bridge was also reconstructed.

Upgraded approximately 110 feet of the east/west Island Park sidewalk to ensure ADA compliance, facilitating access to the west end of the East Pedestrian Bridge.

Installed new playground equipment with an ADA-accessible No Fault Safety Surface (NFSS) and extended the ADA-compliant sidewalk by approximately 60 feet to the new playground area.

Constructed approximately 700 feet of 8-foot-wide timber boardwalk on helical piers, along with 140 feet of sidewalk along East Knight Street and 200 feet of 10-foot-wide pathway along the Grand River. This enhanced connectivity between G.A.R. Island Park and Mill Pointe Park, features two ADA-compliant fishing/observation piers and lighting for safety.

Added benches, trash receptacles, and pet waste stations throughout the island park and along the timber boardwalk and pathway.

Erected a new black steel gateway sign at the east entrance to the Island Park from downtown.

Revitalized two rain gardens adjacent to the timber boardwalk and path, introducing native plantings.

Implemented streambank stabilization measures, including the use of native vegetation, live stakes, and riprap along the Grand River.

Provided an approximately 250 cubic yard compensatory cut/storage area with native plantings and seeding on City-owned property near the north end of the project, offsetting the “fill” within the floodplain associated with the G.A.R. Island Park improvements.

Open Since 2022, the Park is an Attractive Destination

In the years since the project completion, the Riverfront and G.A.R. Island park has seen a steady amount of foot traffic and recreational activities. Families enjoy the new playground and often can be seen picnicking in the park. Dog walkers are welcome with dogs on leash and appreciate the several waste stations. Adult and youth sportsmen enjoy fishing at the many accessible piers and several spots on the Island and at Mill Point Park.

“The G.A.R Park Improvements received a local award and state recognition,” said Corey Cagle, Director of Parks, Recreation, and Events. “Music in the park moved from the amphitheater to the Island, with its shade, and the Eaton Rapids Arts council has more events in the park.”

In fact, events run the gamut from a Free Fishing weekend and Youth Fishing Tournament, to Music and Movies in the Park. One of the more colorful events is the Grand River Color Tour Triathlon, which includes kayaking around the park and a celebration of colored powder greets finishers. No matter the season, you can find something to enjoy along Eaton Rapids riverfront and G.A.R. Island Park.

A feature article about G.A.R. Island Park wouldn’t be complete without mentioning the Grand Army of the Republic, the park’s namesake, which once held encampments on the Island. Currently Michigan’s Grand Army of the Republic Memorial Hall and Museum, in Downtown Eaton Rapids, is open weekly in the summer, and holds living history events on the Island.

As echoes of the past mingle with the laughter of present-day outdoor enthusiasts, the park stands as a vibrant tribute to the enduring community spirit of Eaton Rapids. With its many improvements, G.A.R. Island Park and the riverfront in Eaton Rapids will continue to be a cherished haven along the shores of the Grand River, beckoning residents and visitors to enjoy unforgettable adventures with their friends and family for many years to come.
